Why Energy Becomes a Dispute in Estate Management

Most energy disputes in residential estates come from missing measurement. Common-area electricity, booster pumps, lifts, car-park lighting and landscape irrigation are lumped into a single line; the owner cannot see where the amount came from. Any line whose source cannot be shown becomes an argument at the management meeting.

The second problem is manual reading. A monthly meter round is both late and error-prone: one misread index returns as a double deviation in the next period. Worse, no warning is produced during the month; abnormal consumption is noticed only after the period closes.

The third is invisible loss. A basement leak or a faulty float valve can feed the bill for months unnoticed. When the gap between the main meter and the sum of apartment meters is not tracked continuously, that loss stays invisible to everyone. Night Flow: The Earliest Sign of Invisible Water Loss

In an estate, water consumption is expected to approach zero after midnight. If the flow does not fall to zero at those hours, the remaining flow is most likely going somewhere nobody is using: a basement leak, a faulty float valve, an irrigation valve left open. When this baseline is tracked as its own daily series, the day the leak started is unmistakable.

The same logic works for electricity: the gap between the main meter and the sum of apartment meters should stay within a stable band. How is per-apartment consumption measured on an estate?
Each apartment's electricity sub-meter is read over Modbus RTU/TCP, and its water meter and calorimeter over M-Bus. Existing meters are not replaced; the field unit reads them over their own protocols and passes the measurement to the central system. Manual reading disappears, and every apartment's consumption appears on the same screen on the same day.
How is common-area consumption shared out?
Common-area consumption is found from the difference between the main meter and the apartment sub-meters. It is shared out by equal share, by land-share/square-metre ratio, or by usage ratio. The method can be changed per period and each apartment's share is reported together with the calculation detail — which closes the argument about where the service-charge line comes from.
Is heat cost allocation mandatory with central heating?
In buildings with a central heating system, allocating consumption on the basis of measurement is set out in regulation. Argus EMS reads apartment calorimeters and heat cost allocators over M-Bus and reports the common share and the individual share separately. Because measurement data is stored hourly, a retrospective breakdown can be produced if a resident objects.
How is a water leak spotted?
Through night-time flow. On an estate, water flow between 03:00 and 05:00 is expected to come very close to zero. If flow does not fall to zero in those hours, what remains is a direct measure of an unseen leak. Argus EMS tracks night-time flow every day as a separate series and raises a warning when the baseline rises.
How many apartments does it scale to?
The system has a multi-tenant architecture; each estate runs in its own isolated database and is designed so that query cost does not grow with the number of apartments. Block, floor and apartment breakdowns come as standard, and several estates can be tracked comparatively from a single management account.
Are readings lost when the internet drops?
No. The field unit writes each reading to a local queue first and deletes it only after the server acknowledges it. When the link drops readings keep accumulating, and when it returns they are transferred retrospectively and past summaries are recalculated. No gap appears in the billing and allocation data for the duration of the outage.
