Why Energy Is Managed Differently in Hotels

A hotel's energy consumption moves with occupancy but is not proportional to it. Even an empty hotel carries a substantial base load from common-area lighting, ventilation, hot-water circulation and the pool-spa. So "the bill went up" is not a performance indicator on its own; unless you separate whether the rise came from occupancy or from inefficiency, no saving decision is sound.

The second challenge is the multi-fuel structure. In a hotel, electricity drives cooling and lighting, natural gas drives heating and hot water, and water serves both guests and the laundry. Three items arrive on three separate bills at three different unit prices. To see total energy cost, all three must be read for the same period, on the same screen, against the same target.

The third is seasonality. Chillers dominate in summer and boilers in winter, so the two periods cannot be compared directly. An energy monitoring and management system solves all three together: it normalises the measurement, gathers the three energy types into one budget, and sets the target by season.

Occupancy-Linked Budget and End-of-Month Projection

Argus EMS does not forecast month-end by spreading a flat average over the remaining days. The measured series is the authority: elapsed days, the day-of-week pattern and extra weight on recent weeks are used together. In a hotel this matters, because weekend occupancy separates clearly from weekdays and a flat average gets month-end systematically wrong.

No speculative price-escalation curve is applied to unit prices. Until an official invoice or an official tariff row arrives, the last known unit price is carried forward unchanged; when an invoice is uploaded, the new price is applied to all remaining months and only the amount is recalculated while quantity targets stay put. What does an energy management system change in a hotel?
A hotel's total electricity bill says nothing on its own; consumption moves with occupancy. An energy management system normalises consumption per room-night, which separates “the bill went up this month” from “efficiency went down this month”. Argus EMS gathers electricity, gas and water for the same period, compares them against the target and reports the deviation before the month closes.
What is kWh per room-night, and why does it matter so much?
kWh per room-night is the total energy consumption for a period divided by the number of room-nights sold. In hotel operations it is the only honest way to compare two properties or two months: 100,000 kWh at 40% occupancy and 140,000 kWh at 80% occupancy may show the same increase on the bill, but the second is far more efficient. Argus EMS produces this indicator separately for electricity, gas and water.
Can chiller and boiler consumption be measured separately?
Yes. Chiller groups are read directly over Modbus TCP; compressor status, water inlet and outlet temperature, load percentage and alarm codes are tracked. On the boiler side a gas meter or a distributor portal feed is used. Cooling and heating cost is thereby separated out of the hotel's total bill.
How are hot water and laundry consumption tracked in a hotel?
A calorimeter (heat meter) is defined on the hot water line and a separate energy analyser on the laundry and kitchen panels. M-Bus calorimeters and water meters are read through the same field unit. This separation distinguishes comfort load from operational load and shows where the energy actually goes.
Is there a reactive penalty risk in a hotel?
There is. Chiller compressors, lifts, pool pumps and ventilation fans are inductive loads. When the EPDK limit is exceeded the penalty is added to the monthly invoice and usually goes unnoticed until the bill arrives. Argus EMS tracks the power factor continuously, shows the cumulative ratio during the month and raises a warning before the limit is passed.
Do we need an installation when we already have a building automation system?
Existing meters, analysers and chiller panels are used; no panel change is required. The field unit is installed on the hotel's own network and reads the devices over their existing protocols (Modbus TCP/RTU, M-Bus, SNMP). Even if the internet drops, readings are held in the local queue and transferred retrospectively once the link returns.
