Measure chiller, boiler, hot water and laundry consumption per occupied room-night. When occupancy changes, don't guess why the bill changed — see it.
A hotel's energy consumption moves with occupancy but is not proportional to it. Even an empty hotel carries a substantial base load from common-area lighting, ventilation, hot-water circulation and the pool-spa. So "the bill went up" is not a performance indicator on its own; unless you separate whether the rise came from occupancy or from inefficiency, no saving decision is sound.
The second challenge is the multi-fuel structure. In a hotel, electricity drives cooling and lighting, natural gas drives heating and hot water, and water serves both guests and the laundry. Three items arrive on three separate bills at three different unit prices. To see total energy cost, all three must be read for the same period, on the same screen, against the same target.
The third is seasonality. Chillers dominate in summer and boilers in winter, so the two periods cannot be compared directly. An energy monitoring and management system solves all three together: it normalises the measurement, gathers the three energy types into one budget, and sets the target by season.
Total consumption matters to the board; the normalised indicator matters to the technical team. Argus EMS shows both side by side, so cost and efficiency are read from the same table.

The largest electricity item in summer. Water inlet-outlet temperature, compressor status and setpoint are monitored; the chilled-water setpoint is managed from measurement.
Gas consumption is tracked in Sm³ and kWh and converted using the calorific value. A calorimeter on the hot-water line isolates the comfort load.
M-Bus water meters are read every 15 minutes. A night-time flow that never falls to zero is the earliest sign of a hidden leak.
Lobby, corridor, car park and façade lighting form the base load. The gap between the main meter and the sub-meters reveals unmetered consumption.
Argus EMS does not forecast month-end by spreading a flat average over the remaining days. The measured series is the authority: elapsed days, the day-of-week pattern and extra weight on recent weeks are used together. In a hotel this matters, because weekend occupancy separates clearly from weekdays and a flat average gets month-end systematically wrong.
No speculative price-escalation curve is applied to unit prices. Until an official invoice or an official tariff row arrives, the last known unit price is carried forward unchanged; when an invoice is uploaded, the new price is applied to all remaining months and only the amount is recalculated while quantity targets stay put.
